Why are we consulting?

Bristol City Council’s Housing Delivery Team is developing a residential planning application for affordable housing on the site of the former New Kingsland United Reform Church in Henbury. As part of this process, we are asking residents and other stakeholders for their views on the proposals.

Why are we building new affordable homes?

  • High property prices make it difficult to buy and rent in Bristol
  • To increase the supply of affordable housing

Why this site?

The site is currently owned by New Kingsland United Reformed Church. The numbers attending the church have steadily decreased and the community centre has also been underutilised. The Church is now looking to sell the land.

We are working towards a planning application with the potential to purchase the land in 2021.

What do we want to build here?

Subject to this consultation we are seeking permission to build 16 new homes on the site, which will be a mixture of shared ownership and social rent. This will be in compliance with planning policy.

A mixture of houses and apartments are proposed.

The design proposals have been developed with careful consideration to the relationship with adjacent / local properties and are working in compliance with planning policy requirements.

What is shared ownership?

Shared Ownership is an opportunity for first time buyers and people who do not currently own a home to purchase a share in a new build property. If you would like to know more about shared ownership, further information is available on the Government’s website.

What happens next?

  • Your feedback will be consolidated and reviewed alongside feedback from other local residents.
  • A Planning pre-application enquiry will be undertaken to engage with statutory consultees on the same draft plans.
  • Design will be updated to reflect relevant feedback from the consultation and pre-application processes.
  • An update on the outcomes of the consultation process will be communicated to the consultation group.
  • A detailed planning submission will be developed, including information from ecology surveys, parking/traffic assessment and ground condition surveys
  • Our design will also take into account the relationship to existing properties in the area.
  • A further opportunity for comment will be provided through once a full planning application has been submitted.
